Seven Towers, One Field: Every Sde Dov Project, Compared

ASHIRA, RAINBOW, UTOPIA, DIMRI YAMA, ZOHI, GINDI VOGUE, and FIRST share one airfield but diverge on height, price, permit stage, and risk profile. A registry-based comparison.

One field, seven stories

Sde Dov's private for-sale market currently centres on seven projects with consumer websites and dedicated coverage on sdedov.co.il. All seven sit inside plan TA/4444 on the former Dov Hoz airfield. All share the district's stepped skyline rules, Green Line stations, and the PFAS contamination story that broke in February 2026. They do not share the same lot, height, permit stage, or price point.

This comparison draws from Shavnu's sourced project and lot registry, not developer brochures. Where the registry lists null for price, we say so. Where press coverage documents a closed deal, we cite it. The goal is a buyer's worksheet, not a ranking.

Five projects cluster in Mitcham Eshkol (מתחם אשכול, the southern complex): ASHIRA, RAINBOW, UTOPIA, DIMRI YAMA, and ZOHI on lots 101, 111, 103, 107, and 110. Two sit in Mitcham Merkaz (Central): GINDI VOGUE and FIRST. Eshkol is further along on permits; Central projects trade on sea-line position and 2025 tender wins.

ASHIRA — first cornerstone, first full permit

Developer: Avisror Moshe & Sons. Lot: Eshkol 101. Scale: 406 units in a 34-story tower, a 15-story tower, and two seven-to-eight-story fabric buildings. Architect: Avner Yashar (Yashar Architects). Interiors: Dana Oberzon. The name means "Song of the Sea" — a memorial to founder Moshe Avisror.

Status: under construction. Milestones stack up: first cornerstone in the district, November 2024; excavation-and-shoring permit, July 2024; full building permit, March 2026. Avisror won lot 101 in the record August 2021 tender wave. The plot tested clean of PFAS — coverage in 2026 treated that as a competitive edge.

Pricing: no public list in the registry. Press documented a penthouse sale for ₪19.5M in August 2024 and Noa Kirel's mini-penthouse purchase in May 2023. Financing: more than ₪2.5B from Mizrahi-Tefahot and First International, January 2026. Amenities: spa, half-Olympic pool, gym, cinema, kids' facilities. Distinguishing fact: the district's first cornerstone and first full permit among the flagship towers.

RAINBOW — first permit, deepest pre-sales

Developer: Israel Canada. Lot: Eshkol 111. Scale: 480 units — 39-story tower plus nine-story fabric buildings. Architect: WXG. Status: under construction. Israel Canada won the lot in the 2021 first-tender wave for about ₪1.3B.

Permit trail: district's first building permit — excavation, March 2024; full permit, October 2025. Ashtrom contracted as builder for about ₪736M from January 2026; works started then. Reported 70% pre-sold at execution. Calcalist put the Q2 2025 average closed deal at ₪11M — a record for the project — with 234 units sold for ₪2B total by August 2025.

Amenities: resort character — two pools, spa, gym, café, business center, kids' club. Celebrity buyer: former Mossad chief Yossi Cohen, October 2024. No published list price in the registry. Distinguishing fact: first excavation permit in the district and the highest documented average closed deal among the seven.

UTOPIA — Nahmias on lot 103

Developer: Nahmias Group via Nof Ironi Yazamut. Lot: Eshkol 103, about five dunams near the S.Y. Agnon and Levi Eshkol junction. Scale: 337 units — 34-story tower, 15-story tower, two seven-story fabric buildings. Apartments from two to five rooms plus mini-penthouses and penthouses.

Claude Nahmias won a RAMI tender for the lot; ownership consolidation finished December 2024. Construction started October 2025 while marketing continued. Mentalist Lior Suchard bought an 18th-floor apartment of about 88 square metres in November 2025.

Registry lists no architect, no published amenities block, and no public price. Status sits between RAINBOW's deep permit stack and DIMRI's fresh marketing launch — on site but without the headline financing or permit numbers ASHIRA and RAINBOW carry. Distinguishing fact: celebrity buyer on a mid-rise floor, not a penthouse headline.

DIMRI YAMA — the ₪1.1B land rescue

Developer: Y.H. Dimri. Lot: Eshkol 107. Scale: 458 homes from studios to five rooms across four buildings — 39-story tower, 16-story tower, two nine-story blocks — plus a hotel component. Architect: Roni Zis Architects. Interiors: Kelly Hoppen CBE.

Dimri bought lot 107 from collapsed Hanan Mor Group for ₪1.1B in July 2024. Mor had won the same lot for ₪1.5B in 2021 before a ₪3.2B debt settlement in May 2024. Marketing opened December 2025 from ₪3.75M for a two-room apartment; about ₪1.07B total investment cited at launch.

Status: marketing only in the registry — no full building permit listed. Amenities lean resort: infinity pool, semi-Olympic indoor pool, spa, gym, yoga studio, library/workspace, kids' room, wine room. Nadlan Center reported in April 2026 that Dimri's price per square metre in Sde Dov is the highest in the district. Calcalist later noted that almost half the apartments Dimri sold were bought by the controlling shareholder — a transparency flag for any buyer. Distinguishing fact: the Mor collapse and Dimri rescue price.

ZOHI — the low-rise contrarian

Developers: joint venture of Levinstein Group, Metropolis (Allied Real Estate), and Mivne. Lot: Eshkol 110, southern Eshkol near the Ibn Gvirol extension and Green Line stations. Scale: 230 apartments — deliberately low for the district: two 15-story buildings and one nine-story building, max 15 floors where neighbours hit 39 or 44.

Bauhaus-inspired design, three-metre ceilings, about 2.8 dunams of private garden, pool, co-work spaces. Design plans approved August 2024; pre-sales launched January 2026 from ₪70,000 per square metre. Whole-unit asking prices are not published — two to six rooms plus penthouses.

Status: marketing. No full permit in the registry. Distinguishing fact: the intentional anti-tower bet — fabric height in a field of supertalls, priced per square metre rather than per unit.

GINDI VOGUE — scale and pricing shock

Developer: Gindi Holdings. Complex: Central, about 250 metres from the seafront. Scale: 708 units — largest marketed project with a consumer page. One 44-story tower, several roughly 20-story towers, seven-to-eight-story fabric buildings. Two to five rooms, mini-penthouses, penthouses.

Gindi won two Central-complex plots in the 2025 tenders. In June 2025 the company listed from ₪49,000 per square metre — tens of percent below the cited district average of ₪70,000 to ₪85,000 — and reportedly sold around 700 apartments within weeks. The project page later marketed from about ₪59,000 per square metre.

Status: marketing. Amenities: pool, gym, residents' lounge, lobby. August 2026: an option-holder sued Gindi Holdings for a roughly ₪500K refund over contamination. Distinguishing fact: the pricing shock and the contamination lawsuit — scale and risk in one package.

FIRST — ODA on the sea line

Developer: Hagag Group. Lot: Central 2270, first line to the sea near the Green Line. Scale: about 350 apartments — roughly 258 in a 45-story luxury tower and about 92 in three seven-to-nine-story boutique buildings. Architect: ODA. Studios to six rooms, penthouses, duplexes.

Hagag paid about ₪756M for the land in the February 2025 Central tenders. Sales launched July 2025; 46 reservations within two months by September 2025. Design plan approved March 2026. Status: marketing with design approval, not a full building permit in the registry.

Amenities: hotel-style services, spa, pool, café, cinema, kids' club. No published price in the registry. Distinguishing fact: ODA architecture on the sea line — the Central complex's design headline alongside GINDI's volume play.

Master comparison

The table compresses the registry into one view. Use it with the permit ladder: under-construction with a full permit (ASHIRA, RAINBOW) versus marketing with design approval only (FIRST) versus marketing with earlier design plans (ZOHI) versus marketing after a land rescue (DIMRI YAMA).

Height maxes split three ways: 39–45 floors for the supertalls (RAINBOW 39, DIMRI 39, GINDI 44, FIRST 45, ASHIRA 34, UTOPIA 34), and 15 floors for ZOHI's contrarian stack. Unit counts run from ZOHI's 230 to GINDI's 708.

Published pricing exists only for DIMRI YAMA (from ₪3.75M), ZOHI (from ₪70,000/sqm), and GINDI VOGUE (from ~₪59,000/sqm on the page). Press averages fill the gap for RAINBOW (₪11M) and ASHIRA (₪19.5M penthouse). UTOPIA and FIRST have no public list in the corpus.

Which buyer fits which project — observations, not advice

A buyer optimising for construction certainty might weight ASHIRA and RAINBOW: both hold full building permits, both have major contractors or bank financing on record, and both are physically underway. RAINBOW carries the deeper pre-sales history and the ₪11M average deal marker. ASHIRA carries the clean-PFAS test on lot 101 and the Mizrahi-Tefahot financing line.

A buyer wanting a published entry price in shekels rather than per square metre might look at DIMRI YAMA's ₪3.75M two-room anchor — but should read the Mor collapse backstory and the April 2026 per-square-metre leadership claim alongside Calcalist's insider-purchase coverage. The price is public; the risk profile is not simple.

A buyer avoiding supertall height might match ZOHI's 15-floor cap and 2.8-dunam garden — priced at ₪70,000 per square metre without a whole-unit list. A buyer chasing Central sea-line position trades between GINDI's volume and discount story (700 sales in weeks at ₪49,000/sqm launch) and FIRST's ODA tower on lot 2270 (46 sales in two months, design approved March 2026). UTOPIA sits in the middle: on site without the permit headlines.

None of these observations replace legal, tax, and technical diligence on your specific contract. The district's sales slowdown in Q1 2026, the PFAS saga, and the August 2026 Gindi contamination lawsuit are shared background noise for every row in the table. Pick a project for its lot and permit file, not its celebrity buyer.
